Communal Space Design of High-Rise Apartments: A Literature Review

Satisfactory communal space in high-rise apartments helps to create a harmonious living atmosphere and enhance neighbourhood relations. This review summarises and analyses the research on the design of communal areas in high-rise apartments with consideration of five aspects: space division, universal design, security design, landscape design and decoration design. The aim is to achieve a comprehensive understanding of current design concepts relating to communal space in high-rise apartments and to identify key design considerations that are necessary for the development of sustainable high-rise apartments. The study investigates the relationships between the physical characteristics of communal open spaces and the activities in the residential environment of Gofa Mebrat-hail condominium neighborhood, which is one of the projects in the Integrated Housing Development Program (IHDP) in Addis Ababa. The phenomenon is investigated through a case study research method by taking the neighborhood as a case and aiming to study: a) how the residents are utilizing the communal open spaces by investigating the activities happening and the level of their involvement in terms of utilizing these spaces; b) investigate and analyze the cause and effect relationship between the activities and the physical characteristics of existing open spaces and c) identify the challenges on the day to day activities of the residents as a result of the current conditions of communal open spaces. The study is conducted at two levels; first, a preliminary study was done covering the whole neighborhood to study the activities, that are taking place in communal open spaces, and to select an illustrative parcel. Then an in-depth study is conducted on the chosen parcel based on the focus of the research to achieve the objectives. From the data collected through interviews, questionnaires, observations, and physical measurements, a qualitative and quantitative analysis are done: to examine the usage of existing communal open spaces; to understand the relationship between the physical setting of open spaces and the activities; and to investigate communal open space-related challenges on the day-to-day activities of the residents. The results indicate that, despite the availability of communal open spaces, physical attributes of the area investigated, such as adequacy of spaces, type of enclosure, location, accessibility, and overall physical quality (attractiveness), when unsatisfactory, negatively affected residents’ attitudes and motivations to utilize and improve the space through physical changes and maintenance, and consequently affected social and user-environment interaction. Besides the physical attributes of the open space, the existing multiple activities are also major factors that affect residents while utilizing the space. The other important finding is that the existing communal open space-related challenges are found to be the result of the combined effect of the physical characteristics and the existing activities. Finally, based on the findings the study recommends that the respective institutions who take part in developing communally owned residential neighborhoods should make an in-depth observation to consider the need and the spatial aspect of communal open space during the planning & and implementation stage. The study also recommends post-occupancy resolutions to improve the existing condition of communal open spaces within the study area. Key issues: IHDP, Activity, Communal Open Space

Nowadays, high-rise buildings have been proposed as a dominant form in world's major cities which its rapid growth has caused social and cultural concerns of the residents of these buildings. Social capital is remembered as a basis for economic development of any society. Its importance can be seen in the economic development of developing countries. Social capital is the invisible wealth of a country that encompasses institutions, relationships and norms that shape social interactions. In this paper, we try to achieve points in the social issues of these buildings with architectural principles and standards. For this purpose, we has been examined the relationship between the three elements of social capital, networks, confidence, partnership and architectural elements such as natural light, security, natural ventilation, visibility, space variability, physical identity, exterior solemnity, quality of entrance and lobby, quantity and quality of roadway and pedestrian access, beautiful landscaping and transfer of the annoying sounds in a number of samples. In this study we have chosen 9 high-rise building in Shiraz (one of the major cities of Iran) and to evaluate them in terms of social capital and architecture in two ways of observation and navigation (questioning residents by questionnaire and sampling) which finally substantially points were achieved in the design of high-rise buildings.

— As a capital of East Jave Province, Surabaya has an important role for region development .Surabaya is promising for all the job seekers especially from low-income rural and Surabaya suburb. They are coming to Surabaya looking for a decent living. However, Surabaya has not enough land to receive the migrant from that low economic class. As a result, it formed slums and unhealthy areas in Surabaya. The rejuvenation of the city was the right step increasing a city to make it clean and in orderly. Then Surabaya city can be vehicle for tourism and education.. Furthermore the inhabitants moving down to the flats of low income people and to hope the occupants can be develop by themselves. The occupants' behavior (eg. simple, natural, and solid) also carry on lives of complex flats. Togetherness of the occupants was applied to the shared spaces in flats that already exist or made by inhabitants in the buildings. The situation in residential neighborhood, which is the only unplanned shared spaces, are formed by the occupants, and often used for variety activities to meet all their need.. It is shown that they required shared spaces inside that low income flats unit. But their presence nearby residential units of citizens, as a part of the placement, and did not interfere with the privacy of the families. The objective of the research is to investigate how the placement of shared spaces can be appropriate in flats for the occupants, and support's their life as well. The location of shared spaces must be adjusted to their wishes and interests of all the users. Otherwise the share spaces cannot be used optimally nor switching. If the shared spaces are not appropriate with citizens there cannot be maximal used or switching functions and the occupants are looking for in other places to live. The research method that issued in the research are descriptive, qualitative, and explorative methods, which need theoretical studies and field observation to will support to each other. The common spaces for religious and formal activities can be used toward the existing design. The shared spaces which is served as a support facilities, (e.g. shower/ WC, washing facilities, laundry, and kitchen) are placed in each occupancy unit, so they still can have privacy.
