Top 20 Land Law Dissertation Topics Trending in the Year 2021

  • June 18, 2021 July 15, 2021

There is a famous quote by Ralph Waldo Emerson, “If a man owns land, the land owns him”. This statement of popular American writer deems suited well enough to establish the connection between a man to his land and vice-versa. The ownership of a safe piece of land is as important as food and water for subsistence. The ownership of own piece of land can open new avenues of progress and prosperity for the owner. Apart from shelter, a considerable piece of land can always be put into agriculture, lease, or commercial utility.

Additionally, the crisis associated with lives can also be resolved by trading off a piece of land with the ‘right to transfer of property’ clauses made in the society by the law. Simply speaking, land is an asset like gold; its value may rise or fall with the passage of time but shall never turn out to become a ‘liability’. Understanding the significance of the land and the properties built over it, the local governing bodies pass regulations to safeguard the rights of the actual owner(s) of the land.

Land Law Dissertation Topics 2021

Prior to the scrolling of a detailed list of the land law dissertation help topics that are preferably imbibed lately, let us have a brief insight what the land laws are all about and why they are indispensable.

Introduction

The land law is classified into the categories of rules and regulations enforced by legal governing bodies to authorise the ownership and the right to use the land. It always alienates or exclude the individuals and parties that do not have direct and indirect association with that concerned piece of land. Most of the rules, regulations, sections, and clauses are in some way related to land use agreements, such as renting.

Most of the sections that we feature to study the land law somehow performs as the point of intersection between property and contract law. The transfer of property comes from the voluntary decision of the actual (and present) owner of the land due to encumbrance on the rights of the land to constitute the legal land right to another in exchange for the price both the parties consented upon.

The experts offering law assignment help do not deal with the requested topic in layman’s terms. They define the answers to all the questions asked in the assignment with same legal terminologies and sections of the law that are anticipated to appear on the page by the evaluators. For example, the General Clauses Act renders the definition to the immovable properties. All the regulations belong to an immovable property such as land, the benefits arising out of that land, all the things that are attached to the earth, as well as the things permanently fastened to everything that is attached. The experts recite the assignment work by defining the term ‘land’ which would incorporate everything that is present on, under or above the land.

Why the Land Laws are Important?

The land laws are dedicated to the protection of both evident and concealed assets of the land. These laws govern all the tangible and the intangible components belonging to the piece of land. Here, all the evident assets would include the periphery of the land, natural rock, the quality of the soil, all the trees, buildings, walls, and other forms of constructions. When it comes to the concealed assets, then it shall include oil, treasure, and other kinds of resources that lay beneath the surface of the concerned land before they eventually get discovered. The prevailing laws always prevent the aggressive takeovers from unrighteous parties, offering an unbiased standpoint to defend or fight over the land disputes, safeguarding the demarcation of the actual land boundaries as mentioned in contractual agreements, etc.

The land laws are basically meant to enforce the property rights of the owner with respect to the legal ownership of the land and its resources. The protection of the interests are always backed by the legal systems and its bodies through basic execution of law and order.

Collection Description

This collection contains Stanford Law School Students’ theses and dissertations written to fulfill the academic requirements for advanced degrees.   Historically, the collection of Theses and Dissertations were produced as part of the requirement coursework for receiving a Master of Laws (1933-1969), a Juris Doctor (1906-1932), or a Doctor of Jurisprudence.

Currently, works received from students are produced under two different graduate programs.  Thesis are works were produced as part of the requirement for the Stanford Program in International Legal Studies (SPILS). SPILS was established in 1995 by Professors Lawrence Friedman and Thomas C. Heller, to educate international students, lawyers, judges, public officials, and other professionals trained in the study of law outside the United States.  Students in the SPILS Program are required to do interdisciplinary research that affects the global community.  The culmination of this program is a research project that each individual student develops over the course of the year under a faculty advisor, after which the earns a Master of the Science of Law degree.  The research project must demonstrate the student's ability to employ empirical methods of investigation and must addresses issues in the international community or within a specific country.  These can cover a large range of topics that analyze legal cultures, legal reforms, or public policy.

Dissertations are produced under Doctor of Science of Law program or JSD.  The JSD program as we know it was revised for the Doctor of Jurisprudence in 1969 is designed for students who are interested in pursuing an academic career. Doctor of Science of Law Students are selected from the Stanford Program in International Legal Studies and those who have a postgraduate degree in Legal Studies.

UK Theses and Dissertations

Electronic copies of Ph.D. theses submitted at over 100 UK universities are obtainable from EThOS , a service set up to provide access to all theses from participating institutions. It achieves this by harvesting e-theses from Institutional Repositories and by digitising print theses as they are ordered by researchers using the system. Over 250,000 theses are already available in this way. Please note that it does not supply theses submitted at the universities of Cambridge or Oxford although they are listed on EThOS.

Registration with EThOS is not required to search for a thesis but is necessary to download or order one unless it is stored in the university repository rather than the British Library (in which case a link to the repository will be displayed). Many theses are available without charge on an Open Access basis but in all other cases, if you are requesting a thesis that has not yet been digitised you will be asked to meet the cost. Once a thesis has been digitised it is available for free download thereafter.

When you order a thesis it will either be immediately available for download or writing to hard copy or it will need to be digitised. If you order a thesis for digitisation, the system will manage the process and you will be informed when the thesis is available for download/preparation to hard copy.

World-wide (incl. UK) theses and dissertations

Electronic versions of non-UK theses may be available from the institution at which they were submitted, sometimes on an open access basis from the institutional repository. A good starting point for discovering freely available electronic theses and dissertations beyond the UK is the Networked Digital Library of Theses and Dissertations (NDLTD) , which facilitates searching across institutions. Information can also usually be found on the library web pages of the relevant institution.

The DART Europe etheses portal lists several thousand full-text theses from a group of European universities.

The University Library subscribes to the ProQuest Dissertations and Theses  (PQDT) database which from August 31 2023 is accessed on the Web of Science platform.  To search this index select it from the Web of Science "Search in" drop-down list of databases (available on the Documents tab on WoS home page)

PQDT includes 2.4 million dissertation and theses citations, representing 700 leading academic institutions worldwide from 1861 to the present day. The database offers full text for most of the dissertations added since 1997 and strong retrospective full text coverage for older graduate works. Each dissertation published since July 1980 includes a 350-word abstract written by the author. Master's theses published since 1988 include 150-word abstracts.

IMPORTANT NOTE: The University Library only subscribes to the abstracting & indexing version of the ProQuest Dissertations and Theses database and NOT the full text version.  A fee is payable for ordering a dissertation from this source.   To obtain the full text of a dissertation as a downloadable PDF you can submit your request via the University Library Inter-Library Loans department (see contact details below). NB this service is only available to full and current members of the University of Cambridge.

Alternatively you can pay yourself for the dissertation PDF on the PQDT platform. Link from Web of Science record display of any thesis to PQDT by clicking on "View Details on ProQuest".  On the "Preview" page you will see an option "Order a copy" top right.  This will allow you to order your own copy from ProQuest directly.

PHOENIX (AP) — The Navajo Nation planned Tuesday to test a tribal law that bans uranium from being transported on its land by ordering tribal police to stop trucks carrying the mineral and return to the mine where it was extracted in northern Arizona.

But before tribal police could catch up with two semi-trucks on federal highways, they learned the vehicles under contract with Energy Fuels Inc. no longer were on the reservation.

Navajo President Buu Nygren vowed to carry out the plan to enact roadblocks while the tribe develops regulations over the first major shipments of uranium ore through the reservation in years.

“Obviously the higher courts are going to have to tell us who is right and who is wrong,” he told The Associated Press. “But in the meantime, you’re in the boundaries of the Navajo Nation.”

The tribe passed a law in 2012 to ban the transportation of uranium on the vast reservation that extends into Arizona, New Mexico and Utah. But the law exempts state and federal highways that Energy Fuels has designated as hauling routes between the Pinyon Plain Mine south of Grand Canyon National Park for processing in Blanding, Utah.

Still, Nygren and Navajo Attorney General Ethel Branch believe the tribe is on solid legal footing with a plan for police to block federal highways, pull over drivers and prevent them from traveling farther onto the reservation.

Image

Energy Fuels said it began hauling the ore as planned Tuesday and had informed federal, state, county and tribal officials more than 10 days ago about the legal requirements, safety, emergency response and the imminent shipping of uranium ore, though it didn’t give a specific date. Spokesman Curtis Moore said no one said that wasn’t sufficient.

“Tens of thousands of thousands of trucks have safely transported uranium ore across northern Arizona since the 1980s with no adverse health or environmental effects,” the company’s president and chief executive, Mark Chalmers, said in a statement. ”Materials with far greater danger are transported every day on every road in the county. Ore is simply natural rock. It won’t explode, ignite, burn or glow, contrary to what opponents claim.”

The Arizona Department of Transportation and the Arizona Department of Public Safety, which have jurisdiction on state and federal highways through the reservation, didn’t immediately return email messages seeking comment.

The Kaibab National Forest where the mine is permitted said it was notified after hauling began Tuesday morning, then contacted tribes, local officials and others, spokeswoman Brienne Pettit said. The forest also requested advanced notification, she said.

Officials with Coconino County and the Navajo Nation said Energy Fuels verbally agreed — but is not required to — give communities along the route at least a week’s notice before any truck hauled uranium through them. Nygren said the tribe got a notification Tuesday that trucks had left the mine site and were driving north through Flagstaff.

Energy Fuels, the largest uranium producer in the United States, recently started mining at the Pinyon Plain Mine for the first time since the 1980s, driven by higher uranium prices and global instability. The industry says uranium production is different now than decades ago when the country was racing to build up its nuclear arsenal.

No other sites are actively mining uranium in Arizona.

Chalmers said uranium ore mined from Pinyon Plain is transported in tightly covered vehicles that have placards indicating the contents are radioactive. The shipments, driven by licensed and trained operators, comply with regulations and law, he said. Mining during World War II and the Cold War left a legacy of death, disease and contamination on the Navajo Nation and in other communities across the country, making any new development of the ore a hard pill to swallow. The Havasupai tribe is among the tribes and environmentalists that have raised concerns about potential water contamination.

Republicans have touted the economic benefits the jobs would bring to the region known for high-grade uranium ore.

In 2013, the Navajo Nation told another uranium producer that it would deny access to a ranch that surrounded a parcel of Arizona state trust land where the company planned to mine. At the time, the tribe cited a 2005 law that banned uranium mining on its lands and another 2006 law that addressed transport. The mining never occurred, although it also needed other things like a mineral lease and environmental permits.

Stephen Etsitty, executive director of the Navajo Nation Environmental Protection Agency, said the tribe had been meeting with Energy Fuels since March to coordinate emergency preparedness plans and enact courtesy notifications.

Based on those meetings, Etsitty said the tribe didn’t expect Energy Fuels to transport uranium through the Navajo reservation for at least another month or until the fall.

On Tuesday, he said the tribe found out indirectly about the trucks, leaving officials frustrated on what is primary election day in Arizona. Moore, the company spokesman, said Energy Fuels is required to notify the tribe of any spills or accidents.

Etsitty said accidents involving trucks carrying hazardous or radioactive material occur on average once every three to five years on the reservation. But the possibility requires the tribe to notify emergency responders along the route. Because the material being transported from the mine is uranium ore, rather than processed ore, the risk of radiation exposure is lower, Etsitty said.

“It is a danger, but it would take a longer period of time for somebody to get acute exposure at a spill site,” he said. “Precautions still need to be taken.”

Energy Fuels said it began hauling the ore as planned Tuesday and had informed federal, state, county and tribal officials more than 10 days ago about the legal requirements, safety, emergency response and the imminent shipping of uranium ore, though it didn't give a specific date. Spokesman Curtis Moore said no one said that wasn't sufficient.

“Tens of thousands of thousands of trucks have safely transported uranium ore across northern Arizona since the 1980s with no adverse health or environmental effects,” the company's president and chief executive, Mark Chalmers, said in a statement. ”Materials with far greater danger are transported every day on every road in the county. Ore is simply natural rock. It won’t explode, ignite, burn or glow, contrary to what opponents claim.”

The Arizona Department of Transportation and the Arizona Department of Public Safety, which have jurisdiction on state and federal highways through the reservation, didn't immediately return email messages seeking comment.

The Kaibab National Forest where the mine is permitted said it was notified after hauling began Tuesday morning, then contacted tribes, local officials and others, spokeswoman Brienne Pettit said. The forest also requested advanced notification, she said.

Officials with Coconino County and the Navajo Nation said Energy Fuels verbally agreed — but is not required to — give communities along the route at least a week's notice before any truck hauled uranium through them.

Based on those meetings, Etsitty said the tribe didn't expect Energy Fuels to transport uranium through the Navajo reservation for at least another month or until the fall.

Expropriation of private land rights involves two contradictory interests. On one side, there is a public need for land; on the other side landholders need the provision of tenure security and protection of their private property rights. Thus, it needs to keep a balance between them. To create the intended balance, legislation has to authorize the government to expropriate land rights for clear and limited public purpose under the supervision of an independent body. In this article the writer will argue that the rural land laws of Ethiopia have defined the public purpose for expropriation of rural land rights in different manner depending on the nature of the landholders. For peasants and pastoralists the public purpose requirement is defined vaguely and broadly leaving its component to be determined by public authority. However, for investors the concept is limited to the projects implemented by the government. Moreover, the writer argues that the protection of private property rights and provision of land tenure security of holders is further undermined due to the legislation failure to authorize the affected people from taking an appeal to an independent body objecting the fact that the project to which the private rural landholding is expropriated does not satisfy the public purpose requirement.

In Ethiopia, expropriation and compensation measures have become a great concern due to horizontal urban expansion and development induced projects. Especially in peri-urban areas, the livelihood of farmers is affected by expropriation without fair and comparable compensation. This paper investigates the impacts of expropriation and compensation activities on livelihood of peri-urban smallholders taking Debre Markos Town as a case study area. Mixed research methods were employed. Quantitative data were gathered using a structured questionnaire and by interviewing about 100 smallholders. Qualitative data were collected in focus group discussions and by analyzing legal documents. The analysis showed a high trend of expropriation without fair and appropriate compensation as result of ignoring legal procedures of expropriation and compensation. Expropriated farmers also complained that they did not get any support from the government to use compensation money properly for further invest...

Abstract. Amhara regional state of Ethiopia is one of the pioneer regional states in the country to design and to implement progressive land administration systems. Unlike most similar undertakings, the accomplishments of the Amhara land administration system are satisfactory. The strong public support is one of the key features in the Amhara land administration system. The current study focuses on describing both formal and informal settings for better understanding and for generating lessons. The Core Cadastral Domain Model is an initiative to enhance international understanding and to exchange cadastral information. Necessary modifications are applied for easier description of formal as well as informal settings in the Amhara region. The formalization process considers the needs of the landholders as well as existing tradition of the informal setting. The study identifies more similarities than differences between the current formal system and the Irist system, which was the dominant informal tenure system before the introduction of the formal system. The study underlines the importance of considering the existing informal tenure system during introduction of new formal land administration systems in Africa. Key words and terms. Legal cadastral domain model, informal setting, formal setting, land administration system, Amhara region, Ethiopia, property rights

The internal displacement of persons in the context of development and urbanization is an ever increasing global phenomenon which displaces people from their homes, lands and livelihoods. This article examines the impacts of development-induced displacements of personswith the continual expansion of Addis Ababa. It also investigates the adequacy of the legal redresses available for the victims of the urbanization. Drawing on qualitative methods, the article doctrinally investigatesinto the problem from legal, policy and historical perspective. It finds that successive Ethiopian governments have been abusing power, law and policy to displace the Oromo nation from the country’s capital city. It adds that the displaced persons lost their homes, family, language, culture, identity and livelihoods. The study urges the Ethiopian government to uphold its international and national obligations of refraining from causing arbitrary displacement of persons and redress the victims. Keywords:1. Land Expropriations for Foreign Investment. Recent years have seen an increase in land contracts between Ethiopia’s government and foreign agriculture investors for “unused” land. This land is typically arid or semi-arid pastoral grazing land in lowland areas of Oromia, Afar, Gambella, Southern Nations, Nationalities, Republics and Peoples (SNNPR), and Benishangul Gumuz regions held under unregistered customary tenure arrangements. Large farming operations displace pastoralists, monopolize resources, and degrade the land, causing increasingly bloody conflicts among pastoral clans over resources.

10 hard truths about patents and the patent system.

3D illustration of rubber stamp with the text patented. IP law and intellectual property patent ... [+] concept

When I began filing patent applications, I thought having a patent would stop others from infringing on my invention. But I learned the hard truth about patents and the patent system by suing one of the largest toy companies for patent infringement in the early 2000s in San Francisco federal court. After three long years, we settled two weeks before going to trial. The outcome relied on the interpretation of just two words.

These are the hard truths I’ve learned about patents and the patent system since then.

1. Patenting an invention doesn’t protect it from being “stolen. ”

This is a common, widespread misconception among inventors who are new to the patenting process. What a patent does is give you the right to sue for patent infringement. What you need to understand about suing for patent infringement is that it’s time-consuming, expensive, and there is no guarantee of a positive outcome.

2. Different people are going to interpret a patent differently at different times.

This includes patent examiners, patent attorneys, competitors, investors, licensees, judges, and so forth. It’s unreasonable to expect people to interpret the claims in your patent — which establish the scope of your invention — the same way every time. What patents do is help you establish perceived ownership of your invention. Patent protection is slippery, not rock-solid. Strategize how to build a “wall” of intellectual property.

3. Your patent attorney is only as capable as the information you provide them with — and we’re not giving them enough information.

Remember: Patent attorneys and patent agents are not measured by the success of their clients. Their job is to help you get a patent, not help you become commercially successful. As inventors, it is vital that we supply our patent practitioners with high-level of details concerning our inventions, include manufacturing processes, materials, workarounds, and variations. This type of information is what gives patents perceived value.

Today’s NYT Mini Crossword Clues And Answers For Friday, August 2

Jam-proof fiber optic drone testing in ukraine, nyt ‘strands’ hints, spangram and answers for friday, august 2nd, 4. patent examiners will not find all of the prior art on an invention..

Prior art is evidence that an invention is not new, and newness is a requirement for patentability. This is not a failure on the part of patent examiners. It’s just reality. Patent examiners have a limited amount of time to spend on each patent application. If they devoted more time to searching for prior art, filing a patent application with the U.S. Patent and Trademark Office would become more expensive — and there would still be no guarantee they would find all of the prior art.

5. It is the responsibility of the inventor to be the expert on the invention, not the patent attorney or patent agent who is hired to draft the patent application.

This includes searching for prior art. If you want to use your patent to help you commercialize your invention, you need to determine what about your invention will be valuable to others. You cannot outsource this responsibility to your patent practitioner.

6. The patent system is far from perfect for all of the reasons outlined above.

If you want to succeed as an inventor, you must accept this.

7. The party with the greatest access to capital is more likely to persevere in a patent infringement suit.

Having more money than your opponent is helpful during litigation. For example, you can pay people to search far and wide for prior art to invalidate a patent.

8. If your invention is commercially successful, copycats won’t be far behind, regardless of whether you have a patent or not.

This is actually a good thing, because no one copies products that fail. You get to decide how to react. Becoming infuriated, while understandable, is a waste of time and energy. Remember: You want this to happen.

There are many things you can do to defend your business from copycats, including making use of other forms of intellectual property such as design patents, copyrights, and trademarks. These tools can be more useful than utility patents when it comes to stopping online sellers.

Here are other things to consider:

— Speed to market. Can you license your product to a market leader with great distribution? Speed is paramount.

— Lowering the cost. Find the most efficient way of manufacturing your product. Avoid extra bells and whistles that increase cost.

— Loving your customer. Develop a brand strategy that produces raving fans. Give them a reason to buy from you!

— Be the original. Tell your story first, loudly, and proudly using social media . Harnessing the court of public opinion is useful for protection.

— Be in control. When it comes to patents, the details are extremely important. Familiarize yourself with the prior art on your invention and your point of difference in the marketplace. Find and hire a patent attorney or patent agent who has your best interests in mind and a great track record of working with patent examiners.

9. Letting your emotions get the best of you results in poor business decisions.

When I sued what is now the largest toy company in the world for patent infringement, it was because I was upset. How could they? This was MY invention!

A better question for you to focus on when dealing with infringement is: How much is this actually hurting my business? To answer this question, you have to step back and detach from your feelings.

10. Waiting for patent law to change before taking action isn’t pragmatic.

There are a lot of people who are working hard to change the patent system. Who knows if and when they will succeed? Here’s what I recommend doing instead. Learn about the weaknesses and the strengths of patents. Learn how to use intellectual property to accomplish your business goals. This includes learning how to draft intellectual property that has perceived value and how to license intellectual property.

Is the patent system fair? No. Can you still succeed as an inventor? Yes. Is it worth trying? Absolutely.

Renters' advocates welcome move to ban 'no-fault' evictions in New South Wales

Rent sign outside apartment inspection site with people lining up

Under new legislation to go parliament next month, "no-fault" or "no-grounds" evictions will be banned.

Landlords will have to meet one of several "commonsense and reasonable" thresholds for evicting tenants.

What's next?

Consultations with relevant groups about the law changes are ongoing.

The real estate industry has pushed back on prospective legislation in NSW that would ban "no-fault" or "no-grounds" eviction in NSW.

From next year, landlords will have to meet one of several "commonsense and reasonable" thresholds for eviction, which include the sale of the property or if the tenant causes damage.

There will be an obligation on owners to provide evidence when issuing an eviction notice, with penalties for "non-genuine" reasons.

The "game-changer" reform will apply to everyone who is covered by the Residential Tenancies Act.

NSW Premier Chris Minns talks during the the 2024 NSW Labor state conference in Sydney

In a statement to the ABC, the Property Owners Association of NSW president John Gilmovich described this proposal as "another nail in the coffin for property investors" that failed to address the "undersupply of affordable and flexible housing" in the state.

"Every property investor should have the right to control their investment and now it's been further eradicated leading to further shortage of much needed rental accommodation and continued rising rents/cost of living," Mr Gilmovich said.

The Real Estate Institute of NSW (REINSW) also slammed the reforms, saying it would make the "dire situation for renters even worse".

"The government has dressed this reform up tenant-friendly to divert tenants' frustrations away from its consistent failure to provide more housing for people and to encourage more investors to make their properties available for rent," REINSW CEO Tim McKibbin said.

A man with grey hair wearing a suit and shirt

"The cruel irony for tenants is that every time you make residential property a less attractive investment, the more you drive investors away, and the less homes there are to rent.

"The result is less choice for renters. This is not a forecast outcome. It's happening now."

The government says the changes will go to parliament next month.

'Making Sydney fairer'

When Brandon Lim received a text from his landlord saying he had two weeks to get out of his Parramatta home, he was shocked.

"It was just a random day when suddenly my landlord messaged me and said, 'I have some other purpose for your room. You have to move out in 14 days,'" he said.

The 26-year-old's landlord was completely within their legal rights to kick him out of the home without providing a reason.

It left him anxious, stressed and "deeply frustrated".

student Brandon Lim wears glasses and a puffer jacket as he stands outdoors looking at the camera

About one in three people across the state rent, according to the Tenants' Union of NSW, with that figure as high as 60 per cent in some areas. And people are renting for longer.

Mr Lim said the new laws would be good thing for Sydney renters, who had become increasingly desperate to secure their housing.

"The landlord should have to demonstrate a good reason why you want to evict a tenant that has been paying the rent punctually and didn't cause any trouble," Mr Lim said.

Tenants' Union NSW has been among the groups long advocating for rental reform. It called the government's proposal "historic".

Man stands with arms crossed looking into camera.

CEO Leo Patterson Ross said it would make the modern rental experience "more dignified" and would have minimal impact on the majority of landlords who were doing the right thing.

"People are renting for longer throughout their lives," he said.

"They're renting while they raise children.

"And it's really important that our renting system gives people the stability that they need to raise families, to stay connected to communities, stay nearby schools.

"And this is something that's really been missing in New South Wales and in Australia generally until very recently."

If passed, the laws announced on Sunday by Premier Chris Minns at the NSW Labor Party's conference, will bring the state in line with other jurisdictions.

David Borger from Housing Now!, an alliance of business, unions and other groups, said the legislation would "make Sydney fairer" and help to retain young workers.

"We know that a lot of people are leaving Sydney, particularly in the 30 to 40-year-old age group, going to Queensland and cheaper states because the accommodation is too expensive," Mr Borger said.

"We need to make sure that our city is productive, and that means keeping people here. And if that makes keeping people secure in their tenancies, this is what we should do."

'Historic' reform

Housing and homelessness spokesperson for the Greens, Jenny Leong, called the reforms "a game-changer" but said they were long overdue amid a housing crisis and the government delay had cost "up to 40,000 renters" their home.

the greens Jenny Leong stands outdoors talking to the media about the government's no fault eviction reforms

"We know that the millions and millions of renters in New South Wales have been long crying out for this change," Ms Leong said.

"People are not making complaints about mould, about lack of maintenance in their property, because they are so fearful that they're going to get a no-ground eviction.

"And so what we know now is that not only will it include the security for renters across the state, but it will also improve the habitability and quality of rented properties."

Consultations with relevant groups are ongoing.

Mr Patterson Ross said he would work closely with the government to ensure the bill was effective.

"It is important that it [the law] is well designed and well implemented so that people can have faith and trust in this new reform," he said.

"But at its core, the proposal looks sound. We'll be always looking at the devil in detail to make sure that it's actually going to deliver."

The 14 major insights from MLB trade deadline: Padres trade everyone, but Dodgers land the biggest prize

The 14 major insights from MLB trade deadline: Padres trade everyone, but Dodgers land the biggest prize

I’ve written over a dozen articles breaking down various trades at this year’s deadline, focusing, of course, on the trades that involved prospects. Here’s a rundown of all of the trade breakdowns I’ve written with an excerpt from each and links to all of the full stories.

Dodgers land biggest deadline prize in Jack Flaherty , Tigers get upside but also risk

Deal details: Los Angeles Dodgers acquire RHP Jack Flaherty from the Detroit Tigers for C/1B  Thayron Liranzo  and SS Trey Sweeney

Takeaway:  “The best prospect traded at the deadline turned out to be a Dodgers catcher, but not the one I guessed it would be. The Tigers picked up Thayron Liranzo for right-hander Jack Flaherty, a deal that looks good from both sides, as the Dodgers used one of their organizational strengths (catching depth) to go fill one of their major-league roster’s biggest needs (a starting pitcher with a pulse).

“When I sat down to write up this trade, I thought it was a good pickup for the Dodgers. Now I think it’s a fantastic one.

“Liranzo for a two-month rental of Flaherty is a reasonable return, because of his upside, but there’s a real risk of a zero return here because he has so much development ahead of him.”

Blue Jays secure huge haul from Astros in Yusei Kikuchi deal

Deal details: Houston Astros acquire LHP Yusei Kikuchi from the Toronto Blue Jays for RHP  Jake Bloss , OF  Joey Loperfido  and IF  Will Wagner

Takeaway: “The Blue Jays appear to be bowing to the inevitable and trading off their impending free agents, this time sending off disappointing starter Yusei Kikuchi to the Astros for a three-player return that might be the best value any seller has received so far at the deadline. Houston certainly could use some starting pitching depth, but this might have made it harder for them to acquire anything else they’ll need.”

Cardinals dazzle with Erick Fedde acquisition, while Dodgers, White Sox fill needs

Deal details: In a three-team deal, the St. Louis Cardinals acquire RHP Erick Fedde and OF  Tommy Pham , the Los Angeles Dodgers acquire UT  Tommy Edman , RHP  Michael Kopech  and RHP Oliver Gonzalez, and the Chicago White Sox acquire IF/OF  Miguel Vargas , IF  Alexander Albertus  and 2B  Jeral Perez .

Takeaway:  “I don’t know how the Cardinals managed to pull this off, but they get a very good and wildly underpaid starter in ($15 million total for 2024-25) plus a decent bench bat while giving up only a single prospect, a 17-year-old pitcher in the DSL. The Cardinals only have four regular starters, with  Miles Mikolas  below-average and  Lance Lynn below replacement level and potentially a free agent after the year, so getting Erick Fedde helps them this year as they try to claim a wild-card spot while also setting them up well for 2025.

“The Dodgers did that thing they do where they insert themselves into someone else’s trade to get a player or two they covet and who, with the help of some Dodgers Devil Magic, will turn into a star in a year.

“The White Sox get a couple of potential everyday players in the trade, something they desperately need (along with, well, everything else).”

Padres trade everyone they have left for two more relievers, Tanner Scott and Bryan Hoeing

Deal details: San Diego Padres acquire LHP Tanner Scott and RHP Bryan Hoeing from the  Miami Marlins  for LHP  Robby Snelling , RHP  Adam Mazur , IF/OF  Graham Pauley  and 2B  Jay Beshears

Takeaway: “In for a penny, in for a pound, I suppose. The Padres traded away their top pitching prospect,  Dylan Lesko , over the weekend, and now they’ve traded their next two (going by  their pre-draft system rankings ) pitching prospects, Robby Snelling and Adam Mazur, as well as two position player prospects, Graham Pauley and middle infielder Jay Beshears, to add more relief help from the Marlins in Tanner Scott and Bryan Hoeing.

“The return for the Marlins looks huge on paper … but the three main players they’re getting have all regressed this season.”

Padres pay heavily to Rays for bullpen upgrade in Jason Adam

Deal details: San Diego Padres acquire RHP Jason Adam from the San Diego Padres for RHP Dylan Lesko, CF Homer Bush, Jr. and C J.D. Gonzalez

Takeaway:  “The Padres are pushing for a playoff berth this year and don’t have a lot of obvious spots to upgrade the roster, unless an elite starter becomes available, so bolstering the bullpen is a sound strategy that ordinarily shouldn’t cost that much. The price they paid to acquire right-hander Jason Adam from the Rays, however, seems very steep, as it included Dylan Lesko, who was their No. 1 pitching prospect just this past winter but is in the midst of a miserable season that has greatly decreased his value in the eyes of the industry.”

Yankees get a boost from Jazz Chisholm trade — and give the Marlins the blues

Deal details: New York Yankees acquire IF/OF Jazz Chisholm Jr. from the Miami Marlins for C Agustín Ramirez, IF  Jared Serna , and OF/IF  Abrahan Ramirez

Takeaway:  “The Yankees will see an immediate benefit from Jazz Chisholm Jr., as their offense has gone south and they have multiple positions where he’d be an upgrade. He’s also under team control for two more years, so while I think he’s really underachieved when you consider his physical gifts, the Yankees may see something they can do to get him to that next level of production.

“For the Marlins, the Jazz age ends with a whimper; they gave up Zac Gallen — now one of the best starters in baseball — to acquire Chisholm, but send him away for three fringe prospects.”

Cubs address third-base problem with Isaac Paredes acquisition

Deal details: Chicago Cubs acquire 3B Isaac Paredes from the Tampa Bay Rays for 3B  Christopher Morel , RHP Ty Johnson and RHP  Hunter Bigge

Takeaway:  “The Cubs picked up right-hander Nate Pearson  the other day from the Toronto Blue Jays for two very fringy prospects, and now they add Isaac Paredes for not a whole lot more than that, adding a third baseman who has three more full seasons to go before he’s eligible for free agency … although I’d bet he’ll be replaced before that time arrives.

“The Rays get three players in return for Paredes, one a project and the others probably just relievers in the long term. Thus far in their sell-off , they have accumulated bodies but by and large aren’t getting high-end prospects in return.”

Why Randy Arozarena trade is a win-win for Mariners , Rays

Deal details: Seattle Mariners acquire OF Randy Arozarena from the Tampa Bay Rays for OF  Aidan Smith , RHP  Brody Hopkins  and a PTBNL

Takeaway:  “The deal that sent outfielder Randy Arozarena to Seattle for three prospects seems like a real win-win, helping the Mariners’ playoff odds this year and next while giving the Rays two Low-A prospects who project to major-league value.”

Orioles buy low on Trevor Rogers , but still need more pitching

Deal details:  Baltimore Orioles  acquire LHP  Trevor Rogers  from the  Miami Marlins  for OF  Kyle Stowers  and IF  Connor Norby

Takeaway:  “I thought the Orioles needed another starter even after they picked up  Zach Eflin  from the  Rays , and after Tuesday’s trade, where they sent Connor Norby and Kyle Stowers to Miami for lefty Trevor Rogers, I still think they need another starter.

I believe Connor Norby was the best prospect or recent prospect to be traded at this deadline at the time of the deal, and I probably would have swapped Rogers for him alone. Kyle Stowers is a fourth or more likely fifth outfielder who’ll probably get more consistent playing time with the Marlins to try to win a regular job.”

Lane Thomas fills significant need, but Guardians pay hefty price to Nationals

Deal details: Cleveland Guardians acquire OF  Lane Thomas  from the Washington Nationals for LHP  Alex Clemmey , SS  José Tena  and IF Rafael Ramirez Jr.

Takeaway:  “Cleveland needed outfield help, and more generally some offensive help, and they turned out to be one of the teams that lined up the best with the Nationals, who’ve been willing to trade Lane Thomas but didn’t want to let him go for the price of a platoon bat. As a result, the Guardians paid a hefty price for a player who clearly helps them, and the Nats do very well for a player who’s been great for them for almost two years now but who’s about to get squeezed out by younger talent.”

Zach Eflin gives Orioles much-needed rotation boost at minimal cost

Deal details: Baltimore Orioles acquire RHP Zach Eflin from the Tampa Bay Rays for outfielder  Matthew Etzel , infielder/outfielder  Mac Horvath  and RHP  Jackson Baumeister

Takeaway:  “Zach Eflin has been down a bit this year from his breakthrough season in 2023, but the addition of the right-hander still gives the Orioles exactly what they need: an above-average starter who can give them some innings because he’s efficient. Even the version of Eflin we’ve seen in 2024 is an upgrade and gives them a better option to start a third playoff game than  Dean Kremer  or the surprising  Albert Suárez .

“This is a light return for a year-plus of Eflin, given he was one of the best pitchers in the American League last year and at least some of his decline this year is just random. The Rays get three prospects back, none of whom projects to a regular role.”

Phillies improve bullpen with Carlos Estévez acquisition, Angels get strong return

Deal details: Philadelphia Phillies acquire RHP Carlos Estévez from the Los Angeles Angels in exchange for RHP  George Klassen  and LHP  Samuel Aldegheri

Takeaway:  “The Angels are finally selling, and their first move seems to be a strong one, as they dealt a reliever they don’t need and who’s heading for free agency for two solid pitching prospects. Meanwhile, the Phillies get another quality arm for their bullpen, and they capitalize on player development’s great work with one of the two prospects they traded, although I think this is a steep price for a rental reliever.”

A’s grade out well in two deadline deals with Royals and Mets

Deal details: Kansas City Royals acquire RHP  Lucas Erceg  from the Oakland A’s for RHP  Mason Barnett , RHP  Will Klein  and OF  Jared Dickey .

New York Mets acquire RHP  Paul Blackburn  from the Oakland A’s for RHP  Kade Morris

Takeaway:  “Good for the Royals for leaning into their hot start and pushing for the playoffs, but doing so in a way that hasn’t touched the top end of their farm system. With the just-acquired  Hunter Harvey now hurt, the Royals can use any live bodies they can get for high-leverage work. Erceg had less than a year of service time coming into 2024, so the Royals have him under team control through the 2030 season, not that we should be projecting relievers out that far.

“Blackburn gives the Mets some length in their rotation, more important now that it’s clear Kodai Senga  is out for the year, although it’s more about giving the better starters some extra time rather than bolstering the playoff rotation.

“The A’s ended up with two potential big-league starters along with a high-end relief arm in the two deals.”

Red Sox , Pirates both take on risk with big upside in Nick Yorke , Quinn Priester swap

Deal details: Boston Red Sox acquire RHP Quinn Priester from the Pittsburgh Pirates for 2B/OF Nick Yorke

Takeaway:  “The Red Sox and Pirates engaged in a real rarity — a one-for-one trade of young players, almost a ‘challenge trade,’ although I think that term doesn’t apply perfectly when it’s a pitcher for a position player. You could see it as a matter of comparative advantage: The Pirates have plenty of starting pitching right now but need bats, while the Red Sox have plenty of bats now and in the near future but need younger arms, and Boston has shown they can help young pitchers get better.

“Regardless, it’s a fascinating trade that could certainly be a win-win but could easily end up lopsided in either direction, more so than any other trade so far at this deadline.”

Notes on Wilfredo Lara , Jacob Bresnahan and other prospects in smaller deadline trades

Summary: “I’ve covered the prospects involved in several of the higher-profile deals at this year’s trade deadline , but there were some other notable names moved in a few of the lower-profile deals. Included are a couple of quick hits on some other deals involving good or interesting prospects.”

Intellectual Property Law Dissertation Topics

Published by Ellie Cross at December 29th, 2022 , Revised On May 3, 2024

A dissertation or a thesis in the study area of intellectual property rights can be a tough nut to crack for students. Masters and PhD students of intellectual property rights often struggle to come up with a relevant and fulfilling research topic; this is where they should seek academic assistance from experts.

An individual, a group, an association, an organisation or a company that wants to claim ownership of a particular design, piece of art, technology, literature, or physical or virtual property must adhere to a specific set of rules. Without these regulations, known as intellectual property rights, concerning parties will not be secure, and anyone could easily steal from them. If someone else attempts to take the property, the original owners are guaranteed the right to keep and reclaim it.

So let’s take a look at the list of unique and focused intellectual property law dissertation topics, so you can select one more suitable to your requirements and get started with your project without further delay. Don’t forget to read our free guide on writing a dissertation step by step after you have finalised the topic.

As an intellectual property rights law student, there are many areas you might base your thesis or dissertation on. For example, a copyright lawyer can defend the rights of creative works, a patent lawyer can provide lawful protection for inventors, and a trademark lawyer can assist with the protection of trademarks.  You could also investigate rights related to plant varieties, trade dresses, and industrial designs.

Dissertations take a lot of time and effort to complete. It is essential to seek writing assistance if you are struggling to complete the paper on time to ensure you don’t end up failing the module.
